This fabulous Villa,of about 320m2, has superb privacy, situated on almost a hectare of pristine woodland in the hills above Ventimiglia, with a large pool and lovely sea views.
An enclosed section of the land has been terraced and offers an expanse of flat area around the house with beautiful gardens, a wrap-around patio and terra-cotta tiled staircases which link the different levels and patios creating a very attractive environment.
The terraces and garden are planted with a variety of plants and shrubs as well as around 40 ancient Olive trees and citrus. There are also various fruit trees.
The villa is surrounded by mountains, green vegetation and views over the Côte d'Azur with the blue of the ocean ahead.
Built by master craftsmen in the 1980s, it was designed and conceptualised by a Belgian who bought the various pockets of land and and realised the property.
The Villa is constructed on three levels, the lower level provides access to the double garage, a large store room and a vault with a secure metal door. The outer passage, built around the house, is called the intercapedine in Italian, which serves as a barrier for humidity and also houses the pool machinery.
The second (middle) level, which can also be accessed internally from the garage section, has a magnificent open plan space looking out over the large pool, garden and views of the sea and surrounding mountains.
An oversized stone fireplace is an added advantage. Beautiful large double bevelled glass doors open on two sides onto a wrap-around patio which houses a built-in barbecue. and on the other side the kitchen, which includes Carrara marble worktops and wall cladding finished in Italian stucco. The kitchen too, opens onto the garden.
A scullery adjacent to the kitchen has a glass door opening to the outside. All doors and windows are protected with steel sliding trellis doors as well as electric roller shutters. There is a full bathroom on this level and also a guest cloakroom.
A floating wooden staircase gives access to the top level which consists of four bedrooms and two bathrooms. Two bedrooms open onto an extensive outside patio with its own access by a staircase. One bedroom has its own small patio. The fourth looks out over the mountains.
The house is in good condition and has central heating with an independent room housing the boiler and equipment. It has split aircon/heating system upstairs and two aircon units downstairs.
The property is located in the Camporosso area and although very private and set up on the mountainside, is a nature lover's paradise, yet only 2.5 km from substantial amenities and shopping just below as well as the main arterial route that goes to either Dolceagua or to Ventimiglia. The French border at Menton is just 13 km away.
The Villa benefits from a private driveway, originally an old mule pathway from the top of the mountain, now almost grown over by thick vegetation, leaving only the asphalted section that leads up to the house with a set of gates accessing a parking area opening onto the generous garage with double doors.
A second set of gates exists further up, accessing another driveway along the side of the house. The principal driveway is secured by a metal boom, as one enters, which offers additional security to the alarm system, metal sliding trellis shutters as well as electric roller shutters.
Nice airport is about 50 mins drive away,on the highway.
