Tasteful apartment set in the Tuscan countryside within the condominium "Antico Borgo" which was completed in 2007.
It is situated at 200 meters above sea level in the commune of Scansano, in a district called Pomonte. This agricultural area has typical Tuscan farms, the main production is grapes, olives and pecorino cheese.
Antico Borgo consists of just 14 apartments, the ground floor units have small gardens, the ones on the upper level have wooden beamed ceilings, a large terrace and panoramic views. All the apartments have a cellar of about 10 square meters - ideal for storing your wine and local produce, and also assigned parking place.
There is a perimeter fence around the building, the garden and the parking area, entrance is through gates opened by remote control.
The apartment on sale is 43 square meters, on the upper level, and consists of an open-plan living room with a traditional wood-burning stove and cooking area.
There is a bed-sofa for visitors. French windows open out onto the large terrace with superb views over the surrounding countryside, as far as the highest mountain in the area, monte Amiata at 1,800 meters. The terrace is the perfect spot to relax on a of summer evening where there is plenty of space for guests with a large table and parasol.
The bedroom is a good size with double bed and wardrobe, and plenty of light from the large windows. There is a large alcove between the bedroom and bathroom for storage.
The bathroom has a shower with sliding doors, and quality ceramic tiles which the owner selected and had installed.
At the end of the terrace there is a small utility room containing a washing machine and the water boiler.
All the apartments have independent central heating, the fittings are in place for an air-conditioning unit, although not currently installed it.
The apartment is ideal for two people who would like to spend part of the year in Tuscany, enjoying the the weather and ambience, being as active or laid-back as necessary, alternativley could generate rental income when not in use.
Pomonte has a supermarket, hardware store and cash point. it is a pleasant 10-minute walk from Borgo Antico. There is also a bar, bakery and restaurant/pizzeria nect door to the property.
Beyond Pomonte is Scansano, just 9km away, with many more facilities including a health centre, town hall for administrative business, shops and bars, a couple of banks and restaurants and pizzerie.
The area east of Pomonte is of great scenic beauty, with many historic sites from Etruscan and Roman to picturesque medieval villages. The hot springs and golf course at Saturnia
are only 15-minute drive away. There are many signposted walking and cycling trails in the area.
Towards the west, it takes about 30 minutes to drive to the nearest beaches, between Albinia and Talamone. Another 10 minutes to Orbetello, a large town with its lagoon (great for bird-watching), and across the lagoon the stunning Monte Argentario, especially beautiful in Spring when all in bloom. It is also the place to take the ferry to the island of Giglio. Parco dell'Uccelina is an enormous nature reserve between Orbetello and Grosseto.
The weather allows outdoor, open-air activities from mid-April through to mid-October, the owner has enjoyed meals on the terrace on fine days in early December !
The nearest airports are Rome and Pisa. Driving and rail travelling times are about the same, approx. two hours. There are also railways stations located at Albinia or Orbetello.
Is there a swimming pool
No. but the owners have considered purchasing the adjacent strip of land to build a communal pool. However the beach is only half an hour away.
What are the condominium charges
The maintenance fee covers the weekly cleaning of the communal areas, the gardening, and any odd jobs which need doing. It works out about €370 per annum (2019)
What are the typical running costs?
The rubbish collection tax is called TARI, the total is €195, paid three times a year. The council tax is called IMU for last year (2019) was €424 last year and paid in two instalments, at the end of June and then the end of the year. There are of course utility bills - these are based on usage, akthough the water bill is usually included in the communcal maintenance fee.

There are 14 apartments. This particular apartment has one of the best views over the local countryside.
How often do the owners meet to review the condomunium operation
Three meetings per year. You can appoint one of your neighbours to vote on your behalf, it's very relaxed and friendly.
Who owns the other apartments
All Italian owners. Several of them speak English, and many of them live in Rome and use their apartment as a weekend retreat and holiday home. Some of the owners stay there for several months during the summer.
