Villa Melagrano General Description
Villa Melagrano is a recently fully restored, charming, rural Italian country villa using its original local natural stones, and features. The villa stands on top of 13 hectares of its own private land, with two streams; surrounded by 360 degrees of valleys, meadows, mountains and forests with magnificent views of the local country side and distant Borgos (small villages) that dot the Apennine hillside, and light up at night like stars in the sky.
The villa is cool in the summer and warm in the winter can be reached by a very exclusive, totally private road and is off the beaten track. It has airy comfortable rooms, that will accommodate eight people easily, and four newly refurbished bathrooms. The kitchen, living room/dinning room, den, and entire villa is fully equipped with a new electrical and heating system. There is also a wood burning fireplace in a small den (possible bedroom) just off the living room which provides a cosy atmosphere for reading or watching television. It has gas-fired central heating, double paned windows, and roll-down mosquito shades throughout the villa.
There are patios on two sides of the house with breath taking views, giving you a choice of a sunny or shady spot all day. There is a 5 X 10 meter in ground private swimming pool with decks surrounding the pool, and a hut and shower. In addition there is a large two car garage adjacent cantina and workshop and two mountain water wells.
For entertainment, there is a large gazebo with a BBQ area that overlooks the pool.
Inside the Farmhouse
The simple, attractively exposed stone wall corridor with its terra cotta tiled floor leads to a comfortable den with a large old, stone, open wood fire place, with sofa's, and satellite TV, DVD player where you will feel very warm and comfortable. This den leads to a formal living room / dinning area which offers a quiet atmosphere with couches for you to relax and curl up in, and listen to your favourite CD on the Stereo Hi/Fi system.
Opposite the den is the sunny kitchen, fully equipped, with breakfast table. It is has all appliances microwave, dish washer, washing machine, gas hob, electric oven and large freezer fridge . The kitchen opens onto a wonderful patio trough French doors where you can eat and gaze at the mesmerizing rolling hills and forests, mountains, meadows, and the roaming deer.
The first floor also has a quest bathroom with a tub/shower.
Also on the first floor is located a large specious cloak/linen room.
You go up a wood and stone stairway to large airy completely white first floor corridor that gives access to four large bedrooms and one large bathroom
There are two bedrooms with double beds in them, dresser and wardrobe and closet space they both have separate bathrooms.
The other are two bedrooms are furnished with twin beds in them, dresser and closet space. There is an additional bathroom with shower, washbasin and commode and bide in the hall for the two bedrooms with no bathroom in them.
Outside the villa
Around the villa
There are Patios on two sides of the villa giving you a choice of a sunny or shady spot all day. The Gazebo and BBQ area for outside eating and entertainment is to the west of the property and has views over the pool and surrounding hills. It can accommodate ten people comfortably around a large oval table and other tables and chairs can be added for a larger crowd.
There is a large terrace/patio outside the French doors leading out from the kitchen. This patio is located on the east side of the building with a view of seven valleys and where most of the villas land is located were you and hear two small streams meet in the woods below the fist valley that is at walking distance.
There is a work shop and wood storage just to the back end of the Gazebo and a wood burning bread or Pizza oven on the south east corner of the main building that can be accessed from the kitchen patio. This oven has its own wood storage. There are solar panels that are out of site on the roof of this oven that power low voltage night lights.
There are motion sensors large spot lights all around the patios and main pathways around the villa for the night time that comes on with the slightest movement .
The swimming pool is 10m x 5m in size and between 1.2 and 1.8 meters deep and has internal lighting should you fancy a night swim. There is a 1.3 meter edge all around the pool for standing and safety. Special non slip tiles surround the pool and there are sun loungers and parasols. There is a shed on the east side of the pool for changing and storage of pool supplies ( including a automatic pool cleaning robot).
There are a combination of 13 hectares of open fields, meadows, woods, streams, and paths that are open for walking and exploring. There are no fences or gates, and the streams are shallow enough to fish in the summer time.
Description and highlights of the area.
Just south of the city of Bologna, you head towards Casalecchio and Sasso Marconi and from there ascend towards the town of Vergato in the Apennines. You will find yourself in the midst of oaks and chestnut thickets, hills and valleys that go from three hundred to a thousand meters, changing all the time in breathtaking views and colours. These are the Apennine valleys between the river Reno and Panaro. The area is rural and very little English is spoken, but the local Italians are very friendly and helpful, especially if you try to speak a few words of Italian.
Nearby major Cities and towns.
The Villa is situated in a strategic geographic location 50 minutes drive from Bologna, a magnificent medieval city that has an international airport, and Florence the world renowned city for rich artistic culture, is only 55 minutes away. The closest train station is located in the town of Vergato about an 8 minute drive down the hill from the villa. The spa town of Porretta Terme is 20 minutes drive. Not to forget the other towns of Ferrara, Modena, Ravenna, Parma, Mantova and Verona that are a few miles further. The famous coastal cities of Rimini on the Adriatic Sea and La Spezia on the Mediterranean sea are about 100 kilometers (1.5 hours) driving distance away, that is a nice day trip.
Famous regional Foods.
The area is also very well known for its gastronomic delights: mushrooms, white truffles, Potatoes especially those from Tole, chestnuts, and world-famous cheeses like Parmigiano Reggiano are produced in the surrounding hills and valleys
There is a wide variety of animals on the property and in the area, and a vast assortment of protected flora. The land is rich in history and art: numerous water mills still working, the classic old stone houses with towers and the splendid architectural remains (The Marzabotto archaeological ruins), All around there is a natural uncontaminated environment, intersected by innumerable walking paths, where peace and quietness mingle in perfect harmony with the fragrance and murmurs of the woods, and wildlife.
