The villa seats on a low hill just in front of the castle of Torrechiara and the landscape surrounding it reminds heavily of the sweet slopes of Chianti region. The castle of Torrechiara dates back to the XI century, but the actual structure is due to Pier Maria Rossi who had it rebuilt in the years 1448-60 as a gift to his lover Bianca Pellegrini. Very well preserved, it is one of the castles present in the region but possibly the most beautiful.

As in Tuscany the rather mild climate favours the growth of olive and vine plants and the actual small vineyard could provide a yield sufficient for a family. The visual is intriguing and peaceful and even if the villa is only five minutes by car from the village of Langhirano and twenty from the city of Parma when there one feels very far from the pressure of actual life. The property benefits from the presence of another villa nearby avoiding thus complete isolation.

Langhirano
Small town very well known for the production of parmesan ham and cheese.

Parma
City in the Italian region of Emilia-Romagna famous for its prosciutto (ham), cheese, architecture, music and surrounding countryside. It is home to the University of Parma, one of the oldest universities in the world. It is also the seat of a sophisticated cultural and musical tradition and well-known for its culinary tradition. Lately it has become a tourist destination because of the presence of many artistic masterpieces.

Parma is divided into two parts because of the presence of a creek that cuts it in two; the Parma's Etruscan name was adapted by Romans to describe the round shield called Parma. The city is connected to London with 3 flights a week.

The Property
The villa dates back to the middle of the 19th century and has been fully and meticulously restructured from years 2003 to 2008. To enforce the building's structural consolidation it underwent the installation of micro-piles. No further works are actually needed besides normal maintenance. The style impressed is the Provencal one therefore many materials used (floors, basins, tiles, spiral staircase and the main handmade wrought iron staircase, etch.) have been recycled from older buildings.

Handmade wood windows and hand painted doors were added. For security reasons the doors window are iron ones.

Land
About 4,750 m2 of which 1,000 m2 of building plot. It is possible to build an extra space up to 30 m2.

Commercial Floor Area
About 300 m2 plus 50 m2 of platform roofing. From the cadastral point of view and following Town Hall's indications, the former garage of the villa, even if given a different kind of use, continues to be considered as a service area. Taxes referred to this area will therefore be lower.

Number of bedrooms: 4
Number of bathrooms: 2 (plus a small one in the tech room)

Store-room for all farm machinery has only an external access and it is not connected to the house.

Platform roofing to be used as garage: the covered surface is of about 50 m2 of which 30 can be used as parking; this area can be closed on three sides. Water, energy and sewage are provided.

Entrance
The villa is accessed from a municipal road via a large wrought iron gate. A gravel pathway connects to the platform for visitor's cars, to the platform roofing (external garage) and finally to the house itself.

Ground Floor
On the ground floor there is the basement room with a working fireplace made of old fired bricks and a small cellar, the main wrought iron staircase with old terracotta stair treads and to the left a large potential spare bedroom with a utility/shower room large enough for a shower, WC, washing machine and other utilities.

First Floor
On the first floor a large kitchen with a wrought iron and glass door leads to the terraces and is connected to the dining and to the sitting room, from the sitting room a large door window opens on the terrace. Next to the kitchen are a guest bathroom and a bedroom. All the floors are of old cotto tiles and the walls are decorated. On the same floor the very large master bedroom is connected to a room to be utilized as a single room or walk-in closet and a very large bathroom whose main features are the wall decorations, the slipper bath with claw feet and a beautiful white marble French basin. From the master bedroom a spiral staircase leads to a bedroom or study room (depending on the needs) in the turret. From the turret and all the windows south oriented one enjoys a beautiful vista of the castle and the surrounding hills.
