City centre hotels attract both the commercial and tourist clientele.
As Italy's famous art towns such as Florence, Milan and Venice have millions of tourists each year so the potential income to be earned is attractive. Many town such as Bologna and Rome have trade fairs throughout the year which brings thousands of business people.
Italian hotels can either be sold freehold, or only the walls are sold. In the case of the latter, the hotel activity continues and the operator leases the building.
As elsewhere, hotels in Italy are graded by stars, one (basic) to five (luxury). You may notice discrepancies; some hotels turn down the chance of an extra star in order to pay less tax.
