“I just love leaving work
on a Friday, telling colleagues that I’m going to my favourite Italian
restaurant that evening. Two hours from London, I’m arriving in
Pisa and anticipating my 9pm table at La Greppia in Peccioli.”
Home Owner, Borgo di Colleoli
It’s no surprise that many British tourists choose Tuscany
as their ideal holiday destination. Its classic Italian appeal attracts
novices and boffins alike, year after year, to sample the art, scenery,
culture, wine and food – not to mention the weather! Now many of
those who appreciate the Tuscan way of life are considering going one
step further and buying their own piece of Tuscany.
No comparative investment is able to match the growth in real estate in
Tuscany over the last 5 years. The property price boom experienced in
the Chianti region during the last 15 years or so is now being mirrored
across central Tuscany.
Potential Returns on Property
Investment in Tuscany
Property investment is often considered solely as a one off purchase to
buy the family home. Yet smart investors, looking for a good return on
their investment, are turning to overseas property. It doesn’t have
to mean selling up the main-stay family home – it could be a long
term investment in a second house or a holiday home. Not only will the
investment grow in value; at the same time the family can enjoy sunshine
and wonderful holidays in Tuscany’s developing environment.
We don't quote figures for growth as it normally leads to disappointed
customers if they don't get exactly what you said. i.e It's better to
say nothing and deliver 20% growth than say it will be 22% and deliver
21%! Customers are fickle biengs as all IFA's will testify to.
Here are 2 "real life" case studies for you
In both cases they bought at the start for circa €184k and circa
€210k including tax, they are now sitting on a good gain 2 years
on with a minimum 50% capital growth and having enjoyed income of 7% plus
and the right to a holiday for 6 weeks pa.
The London Evening Standard has gone to print quoting 17% as the steady
growth in our region.
These are not our figures they are someone else's. The one figure we
are very comfortable using is the fact that the prices where we are are
currently 50% of the prices in Chianti and all indications are that prices
will get to Chianti type pricing by 2008 / 2009.
And this was the verdict of the Judges at the Homes Overseas Magazine
Awards 2005
" In terms of value, the development is competitively
priced towards the upper end of the scale - the developer is targeting
purchasers with high-quality requirements and the budget available to
pay for them- but the appeal of this project will almost certainly endure
and the Borgo's properties should ride the current wave of interest in
Tuscan property (and consequent value increases) to yield some pretty
healthy capital appreciation."
"In conclusion , this is a very appealing development and would be
understandly attractive to the high-end market"
Property Ownership Options
This
redevelopment pursues a new model of luxury holiday home ownership, which
is first and foremost a quest for a living environment that provides the
ease and comfort of a world-class hotel. With each home individually designed
and furnished, owners at the Borgo will also be made to feel like guests
of its Il Palazzo hotel with access to all its services.
But it is the style of purchase that also sets Borgo di Colleoli apart.
Recognising that most overseas owners only spend 30 days a year, at most,
at their ‘place in the sun’, the Colleoli concept offers part
– as well as full - freehold ownership of apartments and villas.
Owners can invest in a Tuscan property, enjoy it throughout the year and
yet have none of the usual worries about security or maintenance.
One barrier to second home ownership is its disproportionate cost when
compared to its limited use. Fractional or part-ownership is a way to
bridge that gap. At Borgo di Colleoli owners can buy up to 35 nights a
year, under a part freehold agreement, to enjoy Tuscany without the burden
of managing the property or paying for it when not there.
Alternatively, they can buy the full freehold of an apartment or villa
on or nearby the Borgo.
The first phase of freehold apartments within the village is now extensively
sold out. However, the Borgo has recently released the second phase of
apartments which are located on the same estate, approximately 10 minutes
from the Borgo village. These all have use of the facilities and services
of the Borgo. In addition Borgo di Colleoli is the hub for a number of
satellite properties which are currently in development within the region.
In each case, the investment
can grow as Tuscan property values rise, as well as provide a good
financial return through rental arrangements when the apartment is not
in use.
All
apartments and villas are being developed to the very highest of standards
and all offer superb buy-to-let opportunities with guaranteed rental income.
In addition owners benefit from full concierge service and have the option
of having their property fully managed and serviced.
A range of property sizes and types are available from studio, one and
two bed apartments up to four bed villas. Prices range from £130,000
to over £1 million.
Flexibility is the key differentiator at the Borgo di Colleoli with a
range of property investment
options on offer. Residents can choose from one week’s private membership
through to full freehold ownership. The Borgo also offers a full management
service, managed rental opportunities with guaranteed returns, a flexible
reservations service and access to a range of properties and styles.
Future
new development in Tuscany is limited with much of the region protected
against new build – akin to the national park regulations in the
UK. As a result, real estate growth in Tuscany has been booming –
no other sector is delivering such a good return on an investment.
With the logistical difficulties in building from scratch in Tuscany,
the Borgo offers an excellent opportunity to be part of a quality, luxury
development which has lost none of its classic Italian charm. With all
you could need on site, the Borgo really could be your own private haven
to relax and unwind – your own place in the sun.
A property investment which
offers an authentic Italian country retreat with all the rustic charm
and character of Tuscany – the scenery, the tranquillity and the
laid back lifestyle – yet at the same time is now easily accessible
and affordable, offers the best of both worlds.
