| Torre de Monaldeschi is an elegant, luxury residential and resort development in the heart of Umbria where each property enjoys one of the most spectacular views in Italy The resort is centered on an 11th century fortress which once belonged to the Templar Knights. The Umbrian authorities have strict planning criteria to protect the region’s artistic and natural heritage and Torre de Monaldeschi, which has won the International Property Award for Italy’s best development, was one of the very few new builds to receive the green light. This is because traditional building techniques and materials have been used to preserve the look and feel of this marvellous Umbrian location. The properties, which are all individually designed and laid across one or two floors, are villas, townhouses and apartments with one to four bedrooms, private gardens and terraces. They are all built of stone under a handmade cotto roof, their look is very much reminiscent of rustic Umbrian architecture. Interiors, with the use of authentic materials such as exposed chestnut and oak beams, stone, terracotta and ceramic tiles are in the same style. The project, in three phases. Phase 1, the first release of residential properties is already completed and sold out. Phase 2 is the second release of residential properties and is near to completion Phase 3 will include the hotel, spa and wellness phase and will be completed at the end of 2010. The residential properties will be characterized with houses of different types but all with an organic architecture in the typical Umbrian/Tuscan Style , through the use of bulkheads in natural stone and traditional coppi roofs. Traditional building methods used in medieval times in central Italy are coupled with modern concepts using natural and non-pollutant materials, such as non treated wood, stone and cotto. The restoration of the ancient Fortezza de Monaldeschi authorized by the local authorities on February 2005, forms part of the project. An historical building (11th century) covering an area of about 1,400 m2. This is a monument with great environmental charm and it will be used as conference centre, cultural activities centre, wine bar and café . Lifestyle Experience
To enhance the lifestyle experience, the resort has communal swimming pools, fitness and health centers, luxury hotel. restaurant, tennis courts, a jogging path and an off track path for mountain bike. In the southern part of the site a leisure and sport facilities centre for owners, with a club house , swimming pool and tennis courts. The communal gardens will be dedicated partly for pedestrian and jogging track. Public parking facilities will be available in the road ways. Benches and halting places will be present in the nerve-centres of the pedestrian areas. There will be an equipped play ground as well as an indoor nursery. Taking into consideration the importance of the environment, the majority of the utility services and related systems (energy, water, gas, telephone lines, sewage and waste) will be covered with earth and not visible. Some systems shall be visible to facilitate their maintenance by engineers, if requested. The whole project is designed to allow easy access for the disabled. However, contemporary principles and technology are subtly used to boost comfort. Every home is laid out according to Feng Shui criteria, and employs high-standard technical systems to maximise energy savings and reduce the impact on the environment. But of course Torre de Monaldeschi’s location is itself a draw for sporty and country types. Situated in lush countryside peppered with olive groves, vineyards and medieval villages about an hour from Rome’s international airport, and just 13 miles from the medieval town of Orvieto, it is the perfect starting point for sailing on Lake Trasimeno, enjoying spa treatments at Chianciano and Sangemini or simply taking long, leisurely walks to discover castles, fortresses or hidden churches.
