Restored 18th Century Umbrian farmhouse located on a hilltop with panoramic views over lake Trasimeno, surrounding valleys, and distant hills. This traditional stone built farmhouse was carefully restored to a high standard in 2005/6, incorporating new plumbing, electrical wiring, and landscaping. Original beams were maintained and restored and for the floor, handmade terracotta tiles laid throughout most of the house towards restoring the traditional characteristics.

One crosses an open semi-circular stone porch to access the main entrance to the ground floor. A solid oak door beneath the loggia opens into a spacious, arched, hallway that leads to various areas of the house. This includes, on the ground floor, the kitchen with adjoining dining area. The latter is in a comfortable setting with a raised glass-fronted fireplace and exits to the pergola for convenient outside dining as desired. This floor has a bathroom, a utility room (washing/ironing) and also a traditional bread oven. A large family room/bedroom completes the internal ground floor. Externally, i.e. with access from the outside, is a technical room with the heating boiler linked to the LPG underground gas storage tank; water storage and filtration system linked to the property's private well; and, electrical control panel. This room also provides facilities for storage.

An internal staircase with handmade wrought iron bannister leads to a wide landing/corridor on the first floor. This can also be accessed from the outside, via an external stairway close to the front of the house. On this, the first floor, are two en-suite double bedrooms , a third double bedroom and a third (stand-alone) bathroom. A large sitting room with an open fireplace and two French windows with a view of the lake, completes this floor.

A curved metal staircase leads to the second floor where there is a room, currently used as a studio but which could become a fifth bedroom. From the three windows of this room there is ample scope to admire the Appennine hills and valleys in the distance. An outside door at this level opens onto a delightful hidden 28 sq m. roof terrace which is a captivating feature of the house. From here there are spectacular 360 degree views over the beautiful surrounding hills, distant mountains, woods, olive groves, 2 Castles, and Lake Trasimeno.

The house itself is on a private fully fenced plot of about 0.5 ha (about 1.25 acres), while a further hectare of terraced olive grove and woods lie on the downhill side of the property. Within the fenced area is the secluded 5x10m swimming pool and hot shower. Close by, there is a storage room that can accommodate pool equipment, garden tools and general storage. Also within the fenced area there is space for a tennis court, originally approved but not built.
