An independent house with separate upper and lower apartments (which could be joined) and private gardens. Pucciarelli is close to Lake Trasimeno. It is an immaculately restored old village house with character! There are two living spaces, one ground floor apartment; and one upper floor; with a total of four bedrooms, two bathrooms, two kitchens and comfortable living spaces. The private side and back gardens make this a tranquil retreat in a very appealing location.

Location - General
The property is situated in the centre of a small, friendly village on the ridge overlooking Lake Trasimeno in Umbria. There are several shops within walking distance including a butcher, supermarket, a hardware store, petrol station and a pizza takeaway. A fresh fruit & vegetable man comes to the village every week, parks opposite the house! There is also a bar in the village and two excellent restaurants within 2kms drive away.

Accommodation
The house was once the commercial centre of the village, being Post Office, Bar and Gents' Barber! Now, it has been restored to have a modern upper floor yet keeping a traditional lower floor. (Family and friends have found this useful as they can be more relaxed at times!). The accommodation above is spacious and light. The two floors could be joined to make a large family home if desired (the owner has plans as to how this could be done).

Ground floor accommodation
Double doors open into an open plan living space, which is divided by an exposed brick arch to the kitchen and dining area.Double glazed doors lead off to a paved outside dining area with gardens beyond. There is a useful 'cantina' (large kitchen family room!) / cellar accessed by an original wooden door. An outside staircase leads up to a long balcony that stretches the length of the property and looks out over the winding road of the village and the houses opposite. Double doors lead into a very spacious hallway with graniglia floor tiles. (Typical Italian flecked 1930's tiles) The hallway is the main artery of the accommodation from which the living and sleeping rooms lead off. There is a large front double bedroom, a double bedroom with garden views, a family sized bathroom all finished in white sanitary ware and comprising sunken bath, wash hand basin, WC, bidet and shower enclosure. The light dining area, gives way through a timber arch to the sitting room with feature log burning natural convection fire. Land
There is a lovely garden of lawn and borders planted with shrubs and flowers to the rear of the property and the boundary is fenced all round. It is very private and not overlooked. From the bottom of the garden views to Sanfatucchio are visible through the green and well established trees and shrubs. There is a paved area for outside dining as well as a covered portico off to one side as an additional dining space. There is a workshop to the side of the property and a small storage room to the front.

Access
The property is accessed from the quiet village road and through double metal gates to the side of the property into a secured parking area in front of the old beamed barn. There is plenty of space to the front of the property for additional parking.

The views are of the pretty houses in the street to the front and of the gardens and trees to the hills and fields beyond to Sanfatucchio.
