Attractive home located in an Italian hill top village enjoying beautiful views over the Tiber Valley with the small wine-producing town of Castiglione-in-Teverina in the middle distance. It is a converted 19th century house standing at the end of the hilltop castle/village of Sermugnano. In Lazio, it is half a mile from the border with Umbria. Sermugnano has a shop, small club bar in the summer, and a daily bus service. Castiglione is the District centre. It is 10 minutes away by car. All facilities are present: town hall, banks, supermarket, other food shops, clothes shops, restaurants, and a swimming pool in summer.

Sermugnano is in a superb location within reach of many famous villages, towns, and cities. At the same time it is in wonderful countryside for walking and cycling Orvieto (a beautiful hill-top city, with an outstanding cathedral) is 25 minutes away by car. Its train station is on the main line.

The Property
It lies in a tiny hamlet at the far end of the village of Sermugnano, overlooking (to the south) a deep gorge, with views of the Tiber Valley and the Umbrian mountains beyond. It consists of three floors with entrances on the middle floor and the lower ground floor; it has two bedrooms, one bed/study, a kitchen, two bathrooms (one en suite), one terrace upstairs with plant pots and a trellis, and a lower terrace with flower beds and potted plants, and a cave under the cliff for wood and garden implements. The main living space is 80 square metres, with, in addition, about 30 square metres of terracing.

Ground Floor
The main entrance is into a small bright kitchen with hob, electric oven, refrigerator, cupboards, and work surface. To the left one passes into the living room, with wood stove (with an electrical booster) that heats both this room and the floor above. Beside the living room there is a utility space under the stair with washing machine and electric hot water system. Through again is a small bathroom, with bath, shower, and WC.

First Floor
Going up the stairs from the living room, there is a landing with book shelves. That leads into a large double bedroom and the upstairs terrace beyond.

Lower Ground Floor
The lower ground floor can be reached either by a steep staircase from the kitchen or by an outside door connecting the lower terrace with a large double bedroom (with shower-room and WC en-suite). Between the double bedroom and the staircase is a smaller room that can be a study or extra bedroom, large enough to sleep two. The cave in the cliff has access from the lower terrace.

Furniture
The house is attractively furnished . It can sleep four comfortably, but up to eight when there are visitors.

Materials
The main part of the house is of rendered stone with inner plaster-work. The upstairs terrace, the kitchen, and study are in rendered brick and were added on about twenty years ago. All the floors are tiled. The upstairs terrace is tiled, the lower terrace has stone tiles.

Utilities
The house is served by mains electricity, mains water, and main drainage; an immediate connection to mains gas is available, though at present bottled gas is housed inside the outer wall. There is a telephone connection and broadband is available.

Other Matters
The planning status of the house is completely in order. IMU (council tax), water charges, and refuse charges amount at present to about 640 euros a year. The current owners have had the house for eight years, living in it for between two and three months a year. The inhabitants of the village are very friendly and helpful.

There is a lady in the village who looks after the house for a small cost, airing it and cleaning it when the owner is away. She is willing to continue with new owners.
