THIS PROPERTY IS SOLD
The property sits on the lower slopes of the Appennine hills at approx. 200m above sea level with an easy private access road, providing tranquility and a completely 'rural' feeling, although only 30 minutes from Bologna International Airport and the centre of this beautiful city.

The view from the house is absolutely unspoilt, no pylons or modern buildings, just pure nature. Very peaceful - once can hear the birds and the bees and the deer calling during mating season. All this without being remote as the nearest trattoria is 500 mts away ( excellent too ) and the nearest town, Bazzano, is 7kms and 5 minutes drive from the house.
Bazzano has everything to satisfy everyday living:

The house was built in 1970 of bricks and then rendered. It was completely refurbished in 2001 including all the electricity and plumbing and new doors and windows and 5 new bathrooms.. All the windows are double glazed and have mosquito nets. The windows on the ground floor have walled in iron bars and roll shutters. The roof was replaced in 2001 and was built in solid Douglas timber.
There are 6 roof windows ( Velux ) with sun blinds.

The two floors are connected by an external staircase with 17 steps.
On the first floor there are three ensuite double bedrooms with individual air conditioning units. The floors have beige ceramic tiles and the bathrooms are tiles half way up the walls. There is a small kitchen upstairs with a built in 4 ring gas hob, fridge, dishwasher and circular sink. Sky Satellite TV. There is also a terrace with terracotta tiles and an iron railing.

On the ground floor the back door ( security locks and metal internal panel ) from the main terrace leads directly into the kitchen that has light grey ceramic tiles and white and grey ceramic tiles above the work units. 2 large windows and a partially exposed ceiling with timber beams. There is a washing machine and space for a dishwasher.

The rest of the ground floor has solid larch floors except for the 2 bathrooms that are tiled. One bathroom has a walk in shower with glass brick sides and the other bathroom has a bathtub. Both bathrooms have windows. 2 bedrooms have views to the rear of the house and the third bedroom has a view to the side.

Ceiling height in the downstairs rooms is 3mts. Front door has an iron gate. On the ground floor there is another Sky satellite TV point and ADSL internet connection. Telephone landline, mains water and electricity. In the sitting room there is a ventilated log fire with glass door. The whole property has gas central heating.

Outside there is a cemented approach road and the cements continues into the carport. The front of the house has gravel and the side is terraced with paving stones. The house has approx. 2000mts of land.

There is a small outhouse on 2 floors which is currently used as a store room. A pizza oven and a barbeque are also on the terrace. There is a small pool ( 4m x 5m ) which has been decked so although originally above ground on a solid cement base it seems to be at ground level because of the slope of the hill.

There is a septic tank. ( Imhoff) External lighting on three sides of the property. The views are panoramic to say the least and the house faces south. A hospital with A and E

Opportunity as rental business
The property has been operating as a "Holiday Rental with a Difference" for the past 11 years and with great success. The house offers an excellent opportunity either for an extended family ( upstairs/downstairs ) or to continue with the guests in order to create an income. It is a beautiful part of the country and offers a healthy and safe environment and lifestyle. The local people are extremely friendly and helpful and although there are not many British people locally, the few that have chosen to live out here tend to know each other and are happy to meet up occasionally over a cup of tea! Otherwise it's a glass of local wine with the neighbours.
